Chairman’s Report Arnhem 2017
Firstly, I want to thank all the owners who put themselves forward as Trustees for the past year.
It has been a pleasure working with you all. You all took on your respective portfolios in a professional manner … it is appreciated and should be appreciated by the body corporate
After the AGM 2016 I become Chairman of the trustees and faced with the replacement of the lifts as a priority
Fortunately, others who were elected as trustees were extremely diligent in their approach to their positions as Trustees and took their respective responsibilities seriously.
We formed a lift subcommittee who investigated all aspects of the existing lifts. After compiling a due diligence report, confirmed that there was little, apart from attempting to keep the existing running as long as possible that could be done, but to replace the lifts.
To Finance the replacement of the lifts we needed to keep the special levy as low as possible so permission was sort from all owners of Arnhem to sell the flat 404….This took quite a time as we had to get 100% of the owners to agree…finally all agreed
7 Lift companies were approached with a contract being signed with NuLine elevators. Due to the inconvenience of only one lift being available during the Christmas period the Trustees have agreed that the first lift should start in January and be complete in April with the second lift following after and completing in June.
Unfortunately, the lifts failed badly during the months of May and June resulting in persons being trapped in lifts and all of us having to walk the stairs …. During this period the lift technicians were called out over 30 times …they appeared to be camped out ay Arnhem.
As we were still getting owners to sign for the sale of the flat we decided to implement the special levy so that we were in a position to pay the deposits required as per the lift contract. As this special Levy was not unexpected, funds quickly started to come in. Then, the flat sold.
So we have the first new lift starting on the15/01/18 with the second lift being complete in June 2018
During the year we have been faced with water restrictions which killed off many of the plants in an attempt to save them we installed a borehole but with the latest restrictions even that failed to keep them alive. But with the winter rains the gardens are looking good again
We have updated the security cameras, placed security wire around the laundry area to prevent persons gaining access
We have installed another gate at the front entrance as persons were sleeping in the entrance of the building
We have maintained the building during the year. But the coming year will be difficult with the lift installation along with the general maintenance and security issues
